What to look for and what needs to be done
We have discussed maintenance for various items but what if it is too late? Here we give home maintenance tips about what to look for and what needs to be done. Obviously, this is a general view as there are specifics that may or may not apply.
If the Multi Point Locking Mechanism fails, it is likely due to mis-alignment not being rectified or weathering. If the door is locked, then it needs opening. This will likely be done by spreading the door and the frame (Photo WM2:1&2) and either forcing the locking points out of the frame or unfortunately cutting the locking points.








Check for alignment: Opening the door, operate the lock, any issues? If yes its mechanical, No issue close the door and try again. Issues Yes? Then it is more likely alignment. If adjustment, you might be able to adjust the hinges. Mechanical then likely to be centrecase replacement.
Cylinder commonly fail from weathering or a key has been used in both sides at the same time. If the latter, a replacement is often required.
If key won’t go in or won’t come out, that’s weathering and often lubrication will solve the issue.
Hinges become an issue normally though weathering. If it cannot be freed off with lubricant, consult a glazier / fitter.
Mortice locks (known as Chubb) fail for a number of reasons. If they are weathered or old, then the leavers inside fail and the lock will need to be replaced. If the lock has become stiff, sometimes lubricate will free it off. This can be checked in the same way as above for alignment. NOTE: You cannot pick open a failed lockcase so don’t leave until it fails completely. This is personally MY least favourite task as the risk are far higher than most jobs we deal with.
Handle sets (Door) (Photos WM2: 6 & 7) Most common reason for failure is age and weathering. If the spindle has rusted into the lockcase inside the door then they will need to be cut off and replaced.
Upvc Window Units (Photos WM2: 8 & 9) Most common reason for failure is age and weathering but as with multipoint, you need to check for alignment in the same way as described. If the window espagnollete fails locked, then it might be a case of spreading the window from the frame similar to a multipoint door mechanism. If this proves to difficult, then the job will normally be turned over to the glazier for specialist work. The most common reason for failure is severe weathering.
